- Manage Preventative Maintenance Program at the plant level:
- Plan, schedule and coordinate corrective and preventive maintenance activities. Work with plant management to continuously upgrade PMs, tasks, and equipment tables.
- Assist with purchasing function of parts needed to perform repairs and maintenance. This includes requisitioning of parts, receiving of parts, and issuing of parts from the warehouse to ensure correct inventory counts.
- Ensure CMMS software data files are complete and current.
- Manage a current back log of needed repairs. Develop a weekly schedule and assist the Maintenance Supervisor in determining job priorities.
- Supervise and directs the maintenance staff and provides on-site expertise. In the absence of the supervisor.
- Plan major equipment outage schedules utilizing MS Project:
- Plan, schedule, and coordinate maintenance crew and or contractors to perform major equipment outages such as kiln, hydrate, and crushing plant systems. Assist purchasing to procure parts for major outages.
- Develop cost estimates for major jobs and track actual vs. budgeted spending for major jobs and outages.
- Develop 1 year and 3 year major equipment outage plans in Excel or MS Project format. Assist Maintenance Managers and Plant Engineer to develop budget and capex plans for future years.
- Identify, analyze and review maintenance problems with management:
- Submit and review backlog list with priorities to all department heads.
- Coordinate availability of manpower, parts, materials, equipment.
- Work with Storeroom to perform material kitting for planned jobs.
- Reporting:
- Maintain records, charts, and indexes. Including but not limited to: MSHA records, Environmental records, and ISO records.
- Post daily, weekly and monthly Key Performance Indicators and trends.
- Report on Performance versus goals.
- Close out work orders daily and input actual hours.
Safe Quality Food (SQF)
- Ensure a SQF workplace and in regulatory compliance with Federal FDA - Food Modernization Safety Act (CFR Code of Federal Regulations Title 21, , Part 507)
- Support Environmental Health and Safety, as well as SQF initiatives and awareness programs.
- Be a leader and promoter of employee safety and SQF culture.
- Ensure employees have a clear understanding of expected safety and SQF performance and the required training.
- Ensure proper training programs are implemented for new employees and continued for existing employees.
- Actively participate in audits for regulatory, safety, SQF and environmental compliance at the site.
ATTRIBUTES:
- Knowledge and application in the management of maintenance labor / equipment data and use of the CMMS system is essential.
- Formal training in the maintenance planning and scheduling function is desired.
- Good organization, time management, communication and people skills are a must.
- Knowledge of MS Word and Excel is required. SAP and MS Project experience are a plus.
- Maintenance supervisory or lead experience would be beneficial.
PHYSICAL DEMANDS INCLUDE, BUT ARE NOT LIMITED TO:
- Must be physically able to perform work assigned.
- Must be physically capable of accessing all plant/quarry locations.
- Access all areas within a site which could include heights of 120 feet, confined spaces, climbing ladders or stairs, and accessing tunnels.
- Will be working at times in covered environment but mainly in a lime/mineral environment.
- The employee will be exposed to the following working conditions: Extreme Heat and Cold, Noise, Vibration, Oils, and Atmospheric Conditions such as Dust, Fumes, and Lime/Mineral Particles.
- The employee will be required to perform the following actions (from time to time): Standing, walking, balancing, stooping, kneeling, reaching, talking, seeing, hearing and sitting.
- Ability to occasionally lift/carry 50 pounds.
REQUIRED EDUCATION:
- High School Diploma or GED.
PREFERRED EDUCATION:
- Some advanced training and/or college coursework directed toward an approved accredited degree.
REQUIRED EXPERIENCE:
- 3-5 years of heavy industrial experience in a maintenance role or similar function.
