Responsibilities

The New York Blood Center is seeking a dedicated and proactive Building Manager to overseeing the day-to-day operations of the NYBCe headquarters. The ideal candidate will have a strong background in building management and maintenance, with a keen eye for detail and a commitment to ensuring a safe and efficient environment.

    Facility Operations: Overseeing the daily operations of the building, including monitoring and coordinating maintenance activities, inspections, and repairs.
  • Maintenance Coordination: Schedule and supervise maintenance tasks, including HVAC, plumbing, electrical systems, and general repairs in work order system. Creates PM Schedule for all mechanical equipment. Ensure all issues are addressed promptly and efficiently.
  • Vendor Management: Liaise with external vendors and contractors for specialized services. Ensure that contracts are adhered to, and that service quality meets organizational standards.
  • Safety & Compliance: Ensure that the building complies with all relevant health, safety, and environmental regulations. Conduct regular safety audits and address any compliance issues. Maintains compliance logs.
  • Emergency Response: Assist in managing emergency situations and coordinating response efforts, including fire drills, evacuations, and other critical incidents.
  • Reporting: Maintain accurate records of maintenance activities, repairs, and other relevant data. Prepare regular reports on building performance and condition.
  • Budgeting & Cost Management: Assist in developing and managing the building's budget, including monitoring expenses and identifying cost-saving opportunities.
  • Directs activities to meet facility needs at all locations. Directs staff & contractors for adequate building and ground cleanliness, building systems maintenance and operations such as heating, air conditioning, electrical, water, plumbing, sprinklers, and fire extinguishers.
  • Maintains general knowledge of all critical systems and equipment (e.g., shut offs, emergency generators, access and CCTV, uninterrupted power sources, HVAC monitoring, plumbing and electrical systems.
  • Monitors staff performance in terms of productivity, quality, customer satisfaction levels; addressing staff concerns and issues and unusual occurrences to ensure appropriate levels of customer and employee satisfaction.
  • Cultivates business relationships across the organization to understand organizational needs and expectations incorporating feedback to enhance processes when possible. Works closely with management team to coordinate resources effectively.
  • Exemplifies Customer Service Mission and Core Values and provides consistent application of NYBCe policies and procedures to ensure a productive and supportive work environment.
  • Supervises, trains, mentors and develops assigned staff.
  • Requests parts and/or materials needed with detailed information.
  • Surveys job for materials and labor requirements.
  • Establishes the methods of completing a job.
  • Assigns staff in work order system. Lends guidance to them and troubleshoots systems that have gone down.
  • Inspects the completed work of assigned staff.
  • Conducts safety meetings. Implements items developed in the meetings.
  • Conducts quarterly employee evaluations and annual reviews of direct reports.
  • Responds to ad-hoc requests and follows through to completion with internal customer and external resources.
  • Prepares various reports.
  • Any related duties as assigned.


Qualifications

Education:

  • High School Diploma or equivalent.
  • Associate degree degree preferred.
  • Bachelor's Degree Facilities Management or Certification preferred

Related Experience:

  • 5+ years in facilities management.
  • 3+ years of supervisory or lead experience.

Required Licenses/Certification:

  • Valid Driver's License with a clean driving record.

Any combination of education, training and experience that has supplied the necessary knowledge, skills, and experience to perform the essential functions of the job.

For applicants who will perform this position in New York City or Westchester County, the proposed annual salary is $100,000.00p/yr. to $110,000.00p/yr. For applicants who will perform this position outside of New York City or Westchester County, salary will reflect local market rates and be commensurate with the applicant's skills, job-related knowledge, and experience.

Unless otherwise specified, all posted opportunities are located in the New York or Greater Tri-State office locations.
