Job Summary

The Facilities Maintenance Technician IV works under the supervision of the Chief Facilities Engineer and is responsible for performing, assisting with, and managing the repair and preventative maintenance for the building's interior and exterior, infrastructure, and equipment. This role will assist in overseeing the day-to-day facilities operation and maintenance.


Moreover, this role serves as the liaison with external maintenance contractors, providing guidance for the completion of necessary tasks. The responsibilities of this role encompass maintaining high-pressure air systems, vacuum systems, HVAC plumbing, carpentry, and the DI water system. Additionally, this role supervises general maintenance, equipment installation, and furniture relocation.


Essential Duties & Responsibilities



  • Assists in the continued operation, maintenance, and repair of central plant electrical, mechanical, structural, and control systems, including chillers, exhaust fans, air handlers, pumps, steam systems, and other equipment.
  • Timely and efficient completion of work order requests for general maintenance items.
  • Proactively identifies problems or potential situations, and collaborates with the Chief Facilities Engineer to determine necessary course of action.
  • Actively researches and makes recommendations on system improvements for the purpose of better efficiency and/or cost savings.
  • Supervises preventative maintenance, servicing, and repair of laboratory equipment, such as CO2 manifold delivery systems, air compressors, DI water system, vacuum system, environmental rooms, BSC's, pumps, ice machines, centrifuges, refrigerators, freezers, and other equipment used in research operations.
  • Oversees all contracted maintenance and performs daily and monthly inspections and/or testing of the DI water system, emergency generator, safety equipment, air conditioning, and heating.
  • Performs routine repair and maintenance of the building's interior and exterior, including floors, walls, ceilings, doors, drains, restrooms, lunchrooms, laboratories, electrical, plumbing, lighting, and the parking lot.
  • Maintains accurate logs, records, and service manuals.
  • Responds to equipment and building alarms both during and after operational hours.
  • Assists in managing the facility work order system assignments and progress on a daily basis.



Leveling Requirements

A minimum of 7 years of prior experience in Building Engineering is required. Must demonstrate the ability to read blueprints, technical manuals, and manufacturer's data. Proficiency in computer skills and familiarity with MS Office and Facility Preventative Maintenance Programs are essential. Must have working knowledge of diagnostic equipment and machine shop tools. Working knowledge of Cal-OSHA, HazMat, building, and fire codes is expected. High School Diploma/GED required.

  • Must be willing to work in a research environment.
  • Satisfactory completion of the Institute's background investigation.
  • Satisfactory completion of the post-offer physical required.
  • Must be willing to sign an employee confidentiality agreement.
  • Regular, reliable, on-time attendance and reliable transportation.
  • Must be able to work overtime as needed and adjust work schedule based on workload and deadlines.
  • Must possess a valid California driver's license and ability to run errands for the Institute.
  • Must participate in 24/7 on call rotation schedule and arrive at Institute within one hour of notification.


Physical Requirements



  • Must be able to lift 50 lbs.
  • Must be able to stand for prolonged periods of time.
  • Must be able to use and work on step stool/ladder and work from heights.
  • Must have manual dexterity in both hands.
  • Must be able to bend down and/or stoop repeatedly throughout the workday.
  • Must be able to pull carts that could require a rolling starting force of 125lbs.
  • Must be able to open doors and pull loaded supply carts through them.
