Maintenance Technician

Job Summary

We are seeking a skilled and reliable Maintenance Technician to oversee the maintenance, repair, and cleanliness of multiple properties located on Xenia Ave. in Dayton, Ohio. This position includes janitorial duties, general maintenance, and fleet management, ensuring that all facilities and vehicles are in excellent condition.

Key Responsibilities

Property Maintenance & Repairs

• Perform routine inspections and maintenance of properties, including electrical, plumbing, HVAC, and general repairs.
• Conduct preventative maintenance to reduce equipment failure and costly repairs.
• Repair and maintain interior and exterior structures, including painting, drywall, carpentry, and basic appliance repairs.
• Monitor and manage building security systems, fire alarms, and emergency exit compliance.

Janitorial & Groundskeeping

• Ensure all properties remain clean and well-maintained by performing regular janitorial duties such as sweeping, mopping, dusting, and trash removal.
• Maintain cleanliness of restrooms, break rooms, and common areas.
• Handle landscaping duties, including lawn care, snow removal, and exterior upkeep.

Fleet Maintenance

• Oversee the upkeep and servicing of company-owned vehicles, ensuring they are in safe operating condition.
• Schedule and perform routine maintenance such as oil changes, tire rotations, and minor repairs.
• Track vehicle inspections, registrations, and repairs to ensure compliance with safety regulations.

Other Duties

• Respond to maintenance requests and emergencies promptly.
• Maintain an inventory of supplies, tools, and materials needed for property and vehicle maintenance.
• Work collaboratively with property management and tenants to ensure a safe and functional environment.
• Follow all safety guidelines and regulations in daily work activities.

Qualifications & Skills

• Experience: 2+ years in property maintenance, facility management, or related field.
• Technical Skills: Basic knowledge of electrical, plumbing, HVAC, and carpentry repairs.
• Janitorial Experience: Prior experience in cleaning and maintaining commercial or residential properties.
• Fleet Maintenance: Experience with vehicle maintenance and repair preferred.
• Certifications: HVAC, plumbing, or electrical certifications (preferred but not required).
• Physical Requirements: Ability to lift up to 50 lbs., climb ladders, and work in various weather conditions.
• Other Requirements:Highschool Diplomaor (GED),Valid driver's license with a clean driving record.
