Responsibilities

Our DFW Division is seeking a Purchasing Manager to join the team! This role assists in determining the direction of the Purchasing department and ensures all purchasing actions are in support of divisional goals and business plan needs. This position directs all PA's within the team and ensures alignment with purchasing agent duties and responsibilities. This position makes decisions based upon the efficient and effective operation of their position. They are involved in department and job level decisions.

Policy Related:

  • Ensure that all purchasing actions meet Meritage Homes policies and procedure requirements and are aligned with company ethics guidelines.
  • Understand and ensure all internal purchasing audit requirements are met. Make sure that all purchasing actions related to audits are regularly checked to ensure your work is "audit-ready" every day.

Trade Related:

  • Source, contract, and onboard new trade partners in key technical categories, ensuring all insurance and compliance requirements are met to support production needs.
  • Align trade partner requirements with divisional business plan requirements.
  • Have a clear understanding of all trade partner capabilities and ensure all are prepared for future growth and business plan expectations.
  • Ensure high-quality, reliable trade partners are aligned with Meritage's production needs, with a focus on Quality, schedule adherence, and cost competitiveness.
  • Conduct regular trade partner audits, evaluating field execution, quality, and alignment to schedule and scope expectations.
  • Travel to active job sites to evaluate trade performance firsthand and report findings and recommendations to the Director of Purchasing.
  • Be proactive in conveying business plan needs to trade partners to ensure an efficient, well-trained trade base.
  • Work with production, construction, and customer care to manage trade partner performance ensuring the best "total" costs considering costs related to quality, productivity, and service.

Bid Related:

  • Lead the bid process for new communities, ensuring readiness, accuracy, and alignment with division schedules.
  • Oversee bid documentation, architectural plan accuracy, and quarterly scope of work updates.
  • Verify and validate bids.
  • Organize and analyze cost information/bids to support decision making.
  • Guarantee that all documentation required for an effective bid are received in a timely manner to support community opening guidelines.
  • Drive negotiations with trades in complex scopes to ensure competitive, all-inclusive costs.
  • Ensure bidding for all new communities is completed and properly set up in the system prior to any production starts.

Product and Budget Related:

  • Ensure all price changes are properly approved prior to implementation.
  • Oversee contracting process to ensure all vendors meet company mandates.
  • Develop an effective monthly process to validate that all base costs are current and entered correctly into the system.
  • Analyze and improve direct cost in assigned categories, identifying opportunities for cost savings without compromising quality or efficiency.
  • Ensure that all option costs are entered properly, and option pricing meets company guidelines.
  • Drive value-engineering efforts to ensure the most cost-effective product. Provide recommendations to reduce costs.
  • Work with National team to maximize rebate collection. Make every effort to incorporate nationally contracted products into base and option offerings.

Department Related:

  • Gain understanding of current and future business needs to ensure the purchasing team is able to provide the support needed to meet business plan needs.
  • Maintain up-to-date knowledge of industry trends, cost drivers, and sourcing innovations relevant to high-impact trade categories.
  • Ensure all purchasing coordinators and agents are training in all facets of their job.
  • Make sure the purchasing staff has clear understanding of how their work fits within the organization and how they add value.

Qualifications

  • High school diploma required; Bachelor's Degree preferred
  • Minimum 5 years of residential construction purchasing experience, including management of technical categories
  • Experience leading teams and driving accountability strongly preferred
  • Proficient in Excel and other Microsoft Office applications
  • Knowledge of JD Edwards (E1), Hyphen, or similar ERP and bidding platforms
  • Strong ability to interpret blueprints, construction documents, and scopes of work
  • Excellent leadership, negotiation, and problem-solving skills
  • Extremely well organized, able to multi-task and prioritize
  • Attention to detail and persistence in follow-up
  • Comfortable engaging with construction, and trade partners in field environments
  • Commitment to quality, cost discipline, and collaborative resolution of field issues
