General Function: Responsible for overseeing and implementing preventative maintenance HVAC contracts, contractors, and vendors of new construction, renovations, and building maintenance in assigned facilities. Pay $65,000 ESSENTIAL DUTIES AND RESPONSIBILITIES
- Oversee and place orders for installation and repair of the HVAC systems.
- Assists with yearly Preventative Maintenance service contracts with the HVAC contractors.
- Responsible for planning, coordinating, and overseeing new construction and renovation projects from start to finish.
- Provide product specifications per Dismas standard for all existing and new construction.
- Responsible for conducting walkthroughs with Master Facility Checklist to identify and train on any facility maintenance needs.
- Train employees on maintenance needs, building operations, and all building systems.
- Oversee site inspections with the Federal Bureau of Prisons on new or existing contracts.
- Assist with the opening of new programs to include furniture installation, building operations, finishes, and final touches.
- Obtain quotes for new construction or renovations from contractors/vendors and submit them to Director of Property Services for approval.
- Organizing and planning maintenance activities, including preventative maintenance programs, equipment needs, and reliability issues.
- Obtain quotes for maintenance requests and submit them to the Director of Maintenance for approval.
- Contract maintenance services to include general maintenance, plumbing, electrical, mechanical, lawncare/snow-removal, etc.
- Coordinates shipping and receiving of materials and tools for projects in facilities.
- Attend project status meetings with corporate maintenance team.
- Inspect and approve work performed by sub-contractors before submitting invoice for payment.
- Assists with emergency calls/dispatch as needed
- Inspect and maintain company vehicle
- Strive to comply with PPE, safety, and the Code of Conduct.
- Assist facility Assistant Directors, Directors, and Regional Vice Presidents as needed.
- Perform all other duties as assigned.
QUALIFICATIONS/REQUIREMENTS
- At least four years of related experience in building maintenance or construction and a High School Diploma are required.
- Refrigeration certification required
- Journeyman's HVAC License required
- Valid driver's license required.
- Out-of-town travel is required.
- Excellent verbal communication skills.
- Strong supervisory and leadership skills.
- Ability to prioritize tasks and delegate when appropriate.
- Ability to read blueprints and working diagrams.
- Extensive knowledge of building systems such as plumbing, electrical, mechanical, and life safety systems.
- Ability to operate hand tools and power tools.
- Proficient with Microsoft Office
