Essential Job Functions
The Building Environmental Services Technician is responsible for ensuring the Holmes Convocation Center remains clean, safe, and welcoming for all users, including students, staff, faculty, and event guests. This role performs a wide range of custodial and light maintenance duties in support of daily operations and large-scale campus events.
Key responsibilities include:

  • Perform general cleaning and sanitization of restrooms, offices, hallways, event spaces, locker rooms, and other public areas
  • Maintain floor surfaces, including sweeping, mopping, vacuuming, stripping, waxing, polishing, and buffing of resilient flooring
  • Conduct carpet care, including spot cleaning, extraction, and deep cleaning using bonnet, dry foam, or rinse systems
  • Clean and maintain windows, walls, woodwork, and light fixtures
  • Replenish restroom supplies and maintain sanitary conditions
  • Collect and dispose of trash, recycling, and debris in designated areas
  • Assist with furniture movement, room setup, and takedown for events
  • Perform minor maintenance tasks such as replacing light bulbs, securing loose fixtures, and reporting facility issues
  • Support snow and ice removal efforts during inclement weather
  • Maintain cleaning equipment and follow proper safety procedures and PPE use
  • Provide support before, during, and after university-sponsored events, concerts, trade shows, athletic competitions, and public functions



The George M. Holmes Convocation Center is a multipurpose facility serving the Department of Recreation Management and Physical Education, as well as the broader Appalachian State University and regional community. As a hub for academics, athletics, and public programming, the Holmes Center hosts a wide range of high-impact events, and this position plays a critical role in supporting its operations.
Knowledge, Skills, & Abilities Required for this Position

  • Working knowledge of custodial cleaning procedures, equipment, and supplies
  • Familiarity with safe handling of cleaning chemicals and OSHA standards
  • Ability to understand and follow verbal and written instructions
  • Ability to work independently and as part of a team
  • Strong attention to detail and commitment to maintaining a clean, safe, and welcoming environment
  • Ability to perform medium to heavy physical work, including lifting, pushing, pulling, bending, and standing for extended periods - with or without reasonable accommodations
  • Basic problem-solving skills and a willingness to learn new tasks
  • Ability to interact professionally with building occupants, visitors, and event staff

Preferred Qualifications

  • One year or more of custodial, janitorial, or facilities maintenance experience in a commercial, institutional, or event-based setting
  • Experience using commercial cleaning equipment such as floor buffers, auto scrubbers, carpet extractors, and high-reach tools
  • Familiarity with green cleaning practices and proper handling/storage of custodial chemicals (OSHA/Right-to-Know standards)
  • Ability to read and interpret basic safety procedures, product labels, and custodial work orders
  • Experience working in large-scale or high-traffic facilities such as arenas, stadiums, schools, or hospitals
  • Demonstrated ability to work independently and efficiently manage time in a fast-paced, deadline-driven environment
  • Availability to work flexible hours, including evenings, weekends, holidays, and during emergency weather conditions
  • Positive attitude, strong work ethic, and professionalism when interacting with staff, students, and the public
  • Basic knowledge of minor maintenance tasks (e.g., lightbulb replacement, basic repairs, furniture setup)

Physical Demands of Position
This position requires the ability to perform medium to heavy physical labor on a regular basis. Tasks may involve frequent standing, walking, bending, lifting, pushing, and pulling. The technician must be able to safely lift and move equipment, furniture, trash, and cleaning supplies weighing up to 50 pounds, with or without reasonable accommodations.
Duties also include the setup and breakdown of tables, chairs, and event furniture; operation of custodial and maintenance equipment; and removal of snow and ice during inclement weather. The position may involve working in both indoor and outdoor environments and requires the ability to perform tasks for extended periods in varying weather and temperature conditions.

Required Functional Competencies to Successfully Perform Job Duties.
Knowledge-Technical:
Performs routine custodial tasks including sweeping, mopping, dusting, and restroom sanitation. Operates and maintains cleaning equipment such as buffers, extractors, and auto-scrubbers. Understands chemical usage and dilution standards.
Communication:
Follows verbal and written instructions related to cleaning schedules and special projects. Reports issues with equipment, supplies, or facility conditions. Communicates clearly with team members and supervisors.
Customer Service:
Interacts professionally with faculty, staff, students, and guests while performing duties. Responds politely to requests and provides directions or assistance when needed.
Pay will be commensurate with applicant competencies, budget, equity and market considerations.
