Director of Buildings & Grounds

Responsibilities include managing the day-to-day operations of B&G as well as components of all major and minor events on campus. The Director schedules and oversees state and town inspections, preventative maintenance for all of the College's physical plant. Direct reports include the Foreman of Trades and the Foreman of Grounds. In general, approximately 50% of time is spent in the office, 50% inspecting the campus, Buildings & Grounds and walking all buildings on campus regularly. The Director serves as the deputy head of the department in the absence of the Vice President of Facilities.

Essential Functions:
  • Scheduling routine annual preventative maintenance and inspections including but not limited to:
    • Building inspections
    • Backflow testing
    • Fire Sprinkler Inspections/testing
    • Fire alarm testing
    • Boiler maintenance
    • Septic pumping
    • Duct cleaning
    • Grease trap cleaning
    • Annual fire extinguisher inspections
  • Coordinate repairs with outside vendors.
  • Solicit and evaluate quotes/proposals from vendors for operations.
  • B&G liaison for Commencement, Accepted Student Day, Open House, summer conferences, and all large campus-wide events.
  • Point of contact for the Board of Health.
  • Oversee: School Dude work order system, employees, and vendors executing work requests, along with the B&G Sr. Administrative Assistant.
  • Oversee School Dude preventative maintenance system, along with the B&G Sr. Administrative Assistant.
  • Work with the Health and Safety Coordinator to maintain a safe campus and work environment.
  • Oversee Swimming Pool and Lifeguards.
  • Review and recommend campus-wide policies as they relate to the B&G operations for approval.
  • Oversee Energy Management System.
  • Review and recommend purchase requisitions and subsequent invoices for outside vendors.
  • Coordinates all College recycling and Sustainability programs
  • Schedule and conduct weekly walkthroughs off Residence halls with Residence Life (seasonal basis)
  • Budget review of the "operations" segment of the department's budget.
  • Manage vendor relationships.
  • Assist Grounds and Trades Foremen in managing personnel in their areas.
  • Must be available during snow storms to oversee, coordinate and assist with snow plowing/removal.
  • Work with team to review and update standing operating procedures.
  • Conduct scheduled meetings with grounds and trades groups for open communication, problem solving, etc. Minimum 4 times a year.
  • Other Buildings and Grounds related tasks as they may arise.
  • Directly or indirectly supervise 20-25 full and part time employees. In addition, may supervise up to 20+ seasonal work-study or part-time helper(s). Supervise and/or oversee the work of outside contractors as required.


Job Requirements:
Essential Characteristics:
  • Strong commitment to customer service.

  • Ability to coordinate and work with others to accomplish assigned tasks with competing deadlines.

Minimum Qualifications:
  • Bachelor's Degree in a related field or equivalent experience.
  • 10+ years of related facilities management, property management and personnel management.
  • Demonstrated experience managing employees in a high volume work environment.
  • Knowledge of the buildings and grounds operations and related trades.

Preferred Qualifications:
  • Master Degree preferred.
  • Experience in a college setting preferred.
  • Experience managing staff in a union environment preferred.
  • School Dude, Banner, Johnson Controls and DSC experience preferred.

Salary:

$105,000 to $115,000 annually
