Position Overview:

This role is
responsible for originating and servicing a portfolio of commercial real estate
(CRE) and residential construction loans by engaging developers, builders, real
estate investors, and business owners active in the real estate industry.
Utilizing strong credit and underwriting skills, this role identifies client
needs and provides tailored banking solutions, including a wide range of
lending and depository products. The focus is on responsible loan structuring,
credit analysis, relationship development, and portfolio management. This role
plays an integral part in the Bank's business development and credit risk
management efforts.

Essential Functions:

  • Develops,
    underwrites, and services new commercial real estate and construction
    loans, including both interim and permanent financing.
  • Conducts client
    and prospect meetings to identify financing needs, assess financial
    strength, and develop tailored credit solutions.
  • Gathers and
    analyzes complex financial and operating statements, tax returns,
    appraisals, construction budgets, and other documentation required for
    underwriting.
  • Performs
    detailed credit and risk analysis in accordance with internal credit
    policy and regulatory requirements.
  • Prepares and
    presents loan proposals for review and approval by internal credit
    committees, including Officers' Loan Committee and Directors' Loan Review
    Committee.
  • Manages the
    closing process for approved loans, ensuring accurate documentation,
    compliance with loan terms, and coordination with legal, title, and escrow
    partners.
  • Conducts
    periodic property inspections for loans under construction to assess
    progress and verify draw eligibility.
  • Approves draw
    requests and works with borrowers and contractors to manage disbursements
    in accordance with construction loan agreements.
  • Services
    existing loans by monitoring performance, reviewing borrower financial
    statements, updating collateral values, and identifying potential issues.
  • Collaborates
    with the Special Assets or Workout group to assist with underperforming or
    criticized loans, as needed.
  • Maintains
    compliance with internal loan policies and regulatory standards, including
    those related to real estate concentration limits and construction
    monitoring.
  • Stays current
    with market conditions, industry trends, and economic developments that
    may impact loan portfolio performance or new business opportunities.
  • Actively
    participates in community, civic, and industry-related events to represent
    the Bank and expand professional networks.
  • Performs other
    duties and special projects as assigned by management.
  • This position may require travel within the Bank's geographic area.


Experience & Education:

  • 2+ years of construction, residential, and commercial real estate credit underwriting and financial analysis experience.
  • Bachelor's degree (B.S. or B.A.) from an accredited institution.
  • 1-3 years of commercial real estate lending experience, including direct business development activities is a plus.
  • Formal sales training and formal credit training is preferred.

Skills & Qualifications:

  • Strong understanding of real estate loan structures, including construction, acquisition, development, and permanent loans.
  • Demonstrated ability to analyze complex financial statements, global cash flow, pro formas, and real estate appraisals.
  • Proficient in credit underwriting and risk assessment within regulatory guidelines.
    Excellent verbal and written communication skills.
  • Strong relationship management and business development skills with a proven ability to grow and retain a book of business.
  • Ability to navigate and prioritize multiple loan transactions simultaneously.
    Familiarity with bank loan documentation requirements and experience managing the closing process.
  • Demonstrated knowledge of construction lending practices, including disbursement schedules and lien waivers.
  • Intermediate to advanced proficiency in Microsoft Office (Word, Excel, Outlook), loan origination systems, and financial analysis tools.
  • Commitment to continuing education in credit, real estate finance, or regulatory compliance.

Other Requirements:

  • Licensing
    System (NMLS) and Registry and in accordance with the Secure and Fair
    Enforcement for Mortgage Licensing Act (the S.A.F.E. Act).
  • Meets
    and maintains financial responsibility, character and general fitness
    standards along with all other established requirements for an individual
    Loan Origination (LO) in accordance with Regulation Z.
  • Ability to travel locally for site inspections, client meetings, and community involvement.
  • Attendance at occasional after-hours or weekend events may be required to support relationship-building efforts.
  • Valid driver's license and reliable transportation are required for external client visits.
  • Requires the ability to lift, carry, push, pull weights or otherwise move objects weighing as much as 10 lbs. on a regular basis and/or for extended periods of time during the workday.
  • Occasional overtime or extended hours may be required.
