JLL Design has an exciting opportunity for an interior designer / interior architect to join our design team and launch this practice in our Minneapolis market. This individual will contribute to the success of our business through preemptive integration with the agency leasing brokerage team to provide essential pre-leasing design services to this team, while bridging business development to sell and deliver architecture and design services.

Agency leasing operates in a fast-paced environment where teamwork and creativity thrive and where speed and creative ideas win every time. The successful candidate must be prepared to work diligently, efficiently and be both solution-based and creative. Candidate must be able to conceptualize and design aesthetically pleasing interior spaces by collaborating with brokers, building ownership and tenant end users, create functional layouts, demonstrate knowledge of building codes, be proficient in 3D modeling and confidently present design concepts both internally and externally. We are looking for someone who is eager to come to the table with creative and new ideas that push the limits on design and differentiate buildings in the market. The ideal candidate is outgoing, assertive, confident and also invites constructive feedback to ensure the final product is one the entire team is proud of. Candidate will work closely with team brokers, tenant brokers, building owners, and internal business lines of project management and design / architecture.

Qualifications & Skills:

  • 15+ years' experience working on commercial Interior Design projects.
  • Bachelor's Degree in Interior Design, Architecture or related field. Licensure or certification preferred.
  • Fluent in AutoCAD, Revit, Bluebeam, Adobe Suite and Microsoft Office Suite.
  • Proficient knowledge of building codes and accessibility guidelines.
  • Proficiency in application of architectural design standards, practices, techniques, concepts and emerging trends.
  • Excellent client communication, listening and critical-thinking skills.
  • Entrepreneurial attitude - must be self-motivated and self-managed and have the ability to multi-task and organize several projects / efforts at a given time.
  • Solid time management and organizational skills - able to manage multiple concurrent deadlines.
  • Understanding of building amenities as they relate to tenant attraction.
  • Strong presentation skills with ability to think on your feet.
  • Exceptional standards for quality and strong attention to detail.
  • Ability to excel under pressure to meet deadlines and prioritize assignments.
  • Team player, culture-builder.
  • Seeks out and responds well to feedback and direction from others.
  • Ability to work both independently and within the fabric of a team.

Responsibilities:

  • Generation of client program requirements and initial test fits.
  • Generation of basic BOMA calculations.
  • Generation and validation of basic code analysis involving egress, plumbing counts, travel distances and occupancy types.
  • Accompany brokers, property owners and end users on site visits related to new design concepts / ideas for assets.
  • Develop fee proposals based on project scopes - manage projects relative to fees, profitability and resource staffing allocations.
  • Targeted business development acumen within specified market - works with business lead to track, solicit and sell pre-lease and design services.
  • Perform site visits / field investigations related to project work.
  • Guide team members toward development of drawings.
  • Review drawings for accuracy to scope and technical aspects.
  • Serve as main point of contact for client interaction related to design concepts, approvals and execution.
  • Maintain sell log and tracking document to build historic data for reporting.
  • Work with team to assemble pitch decks and strategize on winning approach for customized client pursuits.
  • Regular preparation, strategization toward and participation within client pitches / pursuits.
  • Capital Expenditures project ideation and creation.
  • Generation of pricing notes for developed design concepts / solutions.
  • Work with business lead to develop performance goals and KPIs to understand workflow trends, behavioral patterns and provide ideas regularly and at annual intervals to track and advance growth of the business.

Estimated total compensation for this position:

143,000.00 - 143,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
