We're looking for a Loan Disbursement Specialist who's passionate about accounting and enjoys working with budgets, systems (Built), spreadsheets, and reconciliations. In this role, you'll play a vital part in the success of commercial and residential construction projects by managing the flow of funds and keeping each project financially on track from start to finish.

As the Loan Disbursement Specialist, you'll lead the day-to-day coordination of commercial and residential construction loan disbursements. You'll serve as the central point of contact, maintaining full visibility on project progress, costs, and funding. You'll coordinate with borrowers, contractors, lenders, and title companies to ensure timely, compliant, and accurate funding and you'll track every dollar to the budget.

Key Responsibilities:

  • Manage the full disbursement lifecycle for construction loans, ensuring timely and accurate funding aligned with loan terms.
  • Act as the primary project coordinator for each loan, proactively communicating with contractors, borrowers, title companies, and commercial lenders.
  • Reconcile each project against its approved budget and disbursement schedule, identifying and addressing variances.
  • Set up construction loans in systems (e.g., Built) and maintain internal tracking spreadsheets for subdivision and revolving credit line loans.
  • Review and process contractor draw requests, verifying documentation such as invoices, lien waivers, W-9s, approvals, and compliance with voucher control policies and resolve any discrepancies and/or missing documentation.
  • Order property inspections and track related invoices and title policy endorsements throughout the construction phase.
  • Assist with internal reporting on loan and project status on a monthly and quarterly basis.
  • Review loan approvals and disbursement conditions to initiate funding.
  • Monitor revolving credit lines and subdivision loan activity, ensuring proper internal tracking and reconciliation with bank systems.

Additional Duties:

  • Assist lenders with file organization and documentation needs.
  • Respond to occasional requests from the Commercial Lending and Mortgage departments.
  • Help organize lending files and assist with document requests from commercial lenders.
  • Participate in occasional cross-functional support for Mortgage and Lending departments.
  • Other duties, responsibilities and activities may change or be assigned at any time with or without notice.

QUALIFICATIONS:

EDUCATION and/or EXPERIENCE

High school diploma and three (3) or more years of related experience.

LANGUAGE SKILLS

Ability to read and comprehend instructions, correspondence and memos. Ability to write correspondence. Ability to effectively present information in one-on-one and small group situations to customers and other employees.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to compute rate, ratios and percentages.

OTHER SKILLS AND ABILITIES

Computer skills in word processing, spreadsheet and database applications. Familiar with computerized loan documentation/software such as LaserPro. Use of general office equipment. Ability to handle multiple tasks and meet timeframes.

REASONING ABILITY

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

COMPENSATION & BENEFITS: Starting salary is dependent upon relevant experience and may vary based on the geographic location of the position. We offer an extensive benefits package that includes, but is not limited to medical, dental, vision, and life insurance. Most Full-Time employees are also offered 6 paid holidays and Part Time employees are offered pro-rated paid holidays.
