Job Description Summary:

Provides leadership, direction, and oversight of overall operations for a large portfolio of properties, ensuring a safe and attractive living environment for residents and a great place to work for associates, exceptional quality and service, sustained resident satisfaction and associate engagement, operational efficiency, and strong financial results.

Duties and Responsibilities

Leadership & Oversight:

  • Lead and develop a team of regional maintenance managers, technicians, and vendors.

  • Establish and monitor KPIs for maintenance operations, ensuring responsiveness and quality standards.

  • Collaborate with property management leadership to align maintenance strategies with operational goals.

Maintenance Strategy & Execution:

  • Develop and implement preventive maintenance programs across all properties.

  • Oversee work order management systems, ensure timely resolution of service requests.

  • Manage capital improvement projects in collaboration with construction and asset management teams.

Budgeting & Cost Control:

* Prepare and manage Capex budgets for all sites.

* Negotiate vendor contracts and manage procurement for maintenance supplies and services.

* Track expenses and identify opportunities for cost savings without compromising quality.

Compliance & Safety:

* Ensure all maintenance operations comply with local, state, and federal regulations.

* Promote and enforce workplace safety protocols and training programs.

* Monitor inspections and corrective actions for HVAC, electrical, plumbing, and fire/life safety
systems.

Technology & Process Improvement:

* Leverage property management and maintenance software to improve efficiency and reporting.

* Identify and implement best practices in energy management, sustainability, and new
technologies.

Work Location and Work Time

The home office for Enterprise Community Development and Enterprise Residential is in Baltimore. Enterprise also has offices in Columbia, Bethesda, Washington, DC, and New York City, and satellite offices elsewhere.The Director of Engineeringwill be assigned a primary office location by their respective manager for regular in-person attendance and meetings. Video conferencing is used almost daily and on multiple occasions within a workday.

Every effort will be made to have a work week consist of 40 hours but given the nature of the property management business and its administrative requirements, additional work time will likely be required.

Experience, Education, Training and Qualifications

  • Minimum of five years' experience as a Director of Maintenance or ten years progressive experience in oversight of multi-site building maintenance and/or construction projects; or equivalent combination of education and experience. Bachelor's Degree preferred
  • EPA Section 608 Technician Certification- Type II or Universal Certification (or ability to obtain within 90 days of employment).
  • Advanced knowledge of building systems; construction materials, methods, and equipment; and principles of physical plant maintenance.
  • Extensive knowledge in areas such as carpentry, plumbing, electrical, HVAC, equipment repair, and painting. Proficiency in estimating costs of construction and repair of buildings and grounds.
  • Knowledge of safety regulation, codes, and safe work practices.
  • Proficiency in creating and administering budgets.
  • Ability to work in a fast-paced environment demonstrating strong organizational and follow-up skills along with an ability to manage multiple priorities.
  • Solid track record in effectively leading teams in a multi-site environment.
  • Strong financial acumen, exceptional analytical skills and detail orientation; ability to apply advanced reasoning, logic and problem-solving skills to resolve complex issues.
  • Excellent verbal and written communication skills with the ability to interact, in English, with a diverse group of associates, residents and external agencies.
  • Ability to read, in English, at a level sufficient to understand policies and procedures, safety notices, general business correspondence and/or documentation.
  • Strong attention to detail.
  • Proficient in computer navigation and MS Office applications.

  • Possess and maintain timely and reliable transportation.

  • The base salary for this role is $145,000 to $175,000/year depending on level of skills and experience.
  • The salary range for this position is represented by the low and high end of the range for the amount to be paid for the position. Salaries paid at Enterprise will vary based on factors that may include skills, education, location, experience, and performance.
