What this job involves: This position is responsible for maintaining and monitoring mechanical, plumbing, structural, furniture, fire, life safety, and control systems throughout the facility to ensure all building systems meet applicable standards. You'll oversee preventative maintenance programs, inventory control, vendor management, and technical operations while ensuring facility services maintain optimum performance levels and tenant satisfaction.

Your day-to-day tasks will include:

* Perform maintenance, monitoring, and repairs on HVAC systems and associated equipment including cleaning, inspecting, calibrating, and changing parts

* Conduct preventative maintenance on mechanical, plumbing, structural, fire, and life safety systems to keep facility operations at applicable standards * Record equipment readings and make necessary adjustments to ensure proper operation and optimum performance levels

* Review monthly client service request summaries to identify and correct recurring operational problems

* Evaluate vendors and suppliers regularly for quality performance and competitive pricing while monitoring contractor work quality

* Verify accuracy of deliveries for count, pricing, and description as part of purchasing and inventory control responsibilities

* Comply with departmental safety policies for hazardous material storage, usage, and disposal while maintaining a clean and safe workplace

* Perform periodic checks of tool and instrument inventory to ensure proper equipment availability

* Respond to call-in work and emergency situations as required

Desired experience and technical skills

Requirements:

* High School diploma or GED equivalent

* 3-5 years of relevant facilities maintenance experience

* Ability to analyze system operations, determine causes of problems/malfunctions, and take corrective action

* Working knowledge of computer applications including Word and Excel

* Must be available for call-in work and emergency response

* Physical ability to perform maintenance tasks and work in various facility conditions

Preferred:

* Two years of trades schooling in electrical system design, refrigeration, and HVAC

* Certification as a Universal Technician for CFCs (or ability to obtain within 90 days of employment)

* Q-01 certification

* Experience with vendor management and inventory control systems

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
