Job Overview
The Construction Superintendent II oversees project level operations with minimal oversight from the Construction Manager. This position provides advanced coordination of project execution, ensuring that quality, safety, and schedule objectives are achieved across multiple concurrent projects or complex scopes of work. The Superintendent II demonstrates a strong understanding of federal contract requirements and plays a key role in developing subcontractor Scopes of Work (SOWs), reviewing and evaluating subcontractor and vendor quotes, and contributing to proposal and estimating activities. Salary Range: $102,384 - $ 112,384 Work Model: On-Site
Responsibilities
Essential Duties and Job Functions:
- Attend pre-bid and pre-construction site visits.
- Supervise daily field construction activities and subcontractors.
- Participate in RFP review and proposal development.
- Solicits material vendors/suppliers and subcontractors for cost proposals.
- Review vendor/subcontractor proposals for accuracy and completeness per project requirements.
- Participates in schedule development and daily progress tracking.
- Independently lead and manage multiple active construction projects.
- Prepare and review detailed SOWs and assist with soliciting Subcontractors.
- Evaluate subcontractor and vendor proposals for technical accuracy, scope alignment, and pricing reasonableness.
- Participate in subcontractor selection, bid leveling, and award recommendations.
- Assist with developing and maintaining detailed project schedules using MS Project or equivalent software.
- Support the Construction Manager in preconstruction planning, logistics sequencing, and constructability reviews.
- Review subcontractor submittals, RFIs, and change documentation for completeness and compliance.
- Coordinate material deliveries and ensure proper sequencing.
- Update project schedule daily to document work progress or delays
- Provide answers to technical questions that arise in the field as needed.
- Tracks work site dynamics and activities to include crew size, hours worked, progress, deliveries,
- Communicates with and updates government and military personnel during field visits.
- Conduct site-specific quality checks and maintain QA/QC documentation.
- Implement the project safety plan and ensure adherence to EM 385 1-1 standards.
- Maintain organized jobsite documentation: drawings, RFIs, submittals, punch lists, and sign-in sheets.
- Conduct and lead site-specific safety, quality, and progress meetings.
- Perform minor carpentry, patching, or cleanup tasks as needed to maintain safe and professional jobsite conditions.
- Identify and resolve field conflicts, change conditions, and potential schedule impacts proactively.
- Performs various labor tasks as needed including but not limited to: IAQ maintenance (IAQ machines, filters & walk-off mats), Dust Barrier Construction, Ceiling tile placement.
- Provide mentorship and guidance to Superintendent I and field staff.
- Assist in compiling close-out documentation and ensure project deliverables meet contract requirements.
- Perform a wide range of construction activities and other duties as assigned.
Accountable For:
- Knowledge of general construction methods and practices.
- Independent management of field construction operations.
- Accurate development and evaluation of subcontractor scopes and quotes.
- Knowledge of common safety practices and protective equipment used on a construction site.
- Skill in the use of hand and power tools commonly used in the construction trade.
- Ability to give direction and lead assigned tasks.
- Ability to interpret drawings, specifications, and safety standards.
- Ability to present information and respond to questions from managers and customers in clear concise language.
- Ability to define problems and collect data, establish facts and develop solutions accordingly.
- Training and development of junior field personnel.
Job Requirements
Mandatory:
- Must be able to sit, stand, bend, and lift up to 50 pounds as needed, while working in an active construction environment that may include exposure to dust, noise, and typical job site hazards.
- High School diploma or equivalent.
- Twelve (12) years of experience on commercial construction projects to include Seven (7) years of supervisory experience.
- Proven ability to manage multiple field operations independently.
- Experience updating construction schedules.
- OSHA 30-hour and EM 385 1-1 (40-hour) certifications (current or withing 90 days if employment)
- Demonstrated experience developing SOWs and evaluating subcontractor proposals.
- Strong understanding of commercial/industrial construction plans (all trades), specifications and submittals.
- High level of proficiency in the use of Microsoft Office (Outlook, Word, and Excel) and Adobe Acrobat.
- Valid U.S. Driver's License and acceptable driving record.
- Ability to obtain and maintain the required intelligence community level clearance.
- Willing to travel (CONUS & OCONUS).
Preferred:
- Certified Quality Manager (CQM) certification (Current).
- Experience using Construction Management software, such as ProCore.
- Strong cost estimating or proposal support background.
- Maintains the required intelligence community level clearance.
