Overview

Calvary Street Property Management is seeking a Leasing/Recertification Consultant/Assistant for a 150-unit affordable multifamily LIHTC property located in Washington, DC. The Consultant/Assistant will provide resident services support, including processing move-in and annual recertifications following LIHTC and Fair Housing guidelines. This role will also perform other duties such as resident file management, assisting with new move-in processing, discharges, and admissions related needs. This role will be reporting to the Director of Admissions/Marketing.



Responsibilities

The Leasing Specialist's primary responsibilities include, but are not limited to, the following:

    Process initial and annual re-certifications following LIHTC program regulations, property Tenant Selection Plan guidelines, Fair Housing laws, and other applicable regulations.
  • Assist with resident notification of rent increases and lease addendum changes and advise residents of any changes in the lease agreement terms.
  • Lead property tours, showing vacant units and marketing property amenities.
  • Assist with reviewing and screening all applications, managing waiting lists for each unit type, and calculating assets and expenses in accordance with HOTMA - HUD.
  • Assist with the operations, maintenance, and record-keeping to ensure program compliance for the tax credit, HUD, and LIHTC-related requirements through regular file audits, property inspection, and timely reporting.
  • Supports the Admissions Director in the supervision of all residential matters.
  • Sales knowledge, skills, and abilities to sell products and services to new and existing customers
  • Customer service skills and conflict resolutions skills to overcome objections and resolve issues
  • Skill and ability to communicate verbally clearly and concisely and in writing
  • Organizational and multi-tasking skills
  • Knowledge of apartment management laws and regulations at the federal, state, and local levels
  • Ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards
  • Proficiency with Microsoft Office applications (Word, Excel, Outlook, and PowerPoint), Yardi and/or MRI operating systems
  • Knowledge of social media applications
  • Perform compliance tasks which can include resident certifications, monthly voucher preparation, repayment agreement generation, waiting list applicant processing, and compliance reporting
  • Verify/monitor to ensure properties are in compliance with applicable Affordable Housing
  • Program rules and regulations
  • Staying current on all HUD updates


Qualifications

  • High school education or equivalent required.
  • LIHTC Certification, preferred
  • Two years of multi-family residential management experience and a minimum two years of LIHTC affordable housing experience
  • Strong knowledge and experience of project-based section 8, LIHTC, and other affordable housing programs;
  • Must have excellent computer skills, including Microsoft Office (Word, Excel, Outlook);
  • Ability to work independently, organize tasks, manage time, and prioritize projects;
  • Experience with RealPage OneSite or similar property management software;
  • Excellent communication skills (verbal and written);
  • Knowledge of city, state, and federal programs and regulations;
  • Knowledge of DC EPD Waiver regulations and eligibility requirements
  • Assist in building and maintaining relationships with community partners, healthcare providers, stakeholders,

Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.

For Washington, D.C. this ranges from $52,000 - $56,000 plus benefits and retirement program.
