Overview:
An established commercial property is seeking a Director of Operations, Facilities & Maintenance to oversee day-to-day operations and long-term maintenance strategy for a large, mixed-use environment.

Reason for Opening:
The long-time Facilities Manager is retiring after many years of service. Additionally, the Senior Manager of Maintenance & Repair recently departed for another opportunity. The organization is using this transition to modernize and elevate the leadership structure.

Reporting Structure:
Reports to: General Manager
Direct reports: 3-4 managers, such as:

  • Preventive Maintenance Manager

  • Landscaping Manager

  • Tenant Manager

  • Office Administrator

Responsibilities:

  • Oversee planning, documentation, scheduling, and quality of maintenance and repairs for property equipment and structures.

  • Ensure standard operating procedures (SOPs) are fully implemented, consistently followed, and regularly updated.

  • Maintain knowledge and oversight of mechanical, electrical, plumbing, and fire protection systems.

  • Verify and monitor temperatures, lighting controls, and schedules within the Building Automation Systems.

  • Monitor the work order system to ensure accurate setup, proper function, and appropriate job assignments.

  • Manage vendor relationships, ensuring service providers meet contractual, quality, and safety standards.

  • Coordinate and supervise external contractors performing repairs, preventive maintenance, and large-scale projects.

  • Prepare annual operating and long-range capital budgets, including accurate forecasting and reporting.

  • Approve purchase orders and invoices related to assigned areas.

Ideal Candidate Profile:

  • Experienced, hands-on leader with strong technical understanding of facilities and maintenance operations.

  • Proven leadership background managing other managers and setting a tone of accountability, teamwork, and professionalism.

  • Experience with commercial or mixed-use properties preferred (multi-building environments such as retail, healthcare, university, or campus-style settings).

  • Residential-only experience is not a fit.

  • Personality: Approachable, collaborative, respected by frontline teams; able to balance strategic thinking with on-the-ground credibility.

  • Process-minded, open to fresh ideas and operational improvements.

Determining compensation for this role (and others) at Vaco by Highspring depends upon a wide array of factors including but not limited to:

  • the individual's skill sets, experience and training;
  • licensure and certification requirements;
  • office location and other geographic considerations;

With that said, as required by local law, Vaco by Highspring believes that the following salary range referenced above reasonably estimates the base compensation for an individual hired into this position in geographies that require salary range disclosure. The individual may also be eligible for discretionary bonuses.
