Job Description
Mortgage Processor Classification: Non-Exempt Reports to: Mortgage Operations Team Lead Summary/Objective The Mortgage Processor is responsible for processing Secondary Market and Express Mortgage loans including In-House, conforming Fannie Mae Conventional, FHA, VA and USDA loans in a timely manner while keeping close communication with the Mortgage Originator throughout the entire process. Primary Functions
- Review initial disclosure packages to ensure packages were delivered timely.
- Order all verification documents as required by Automated Underwriting System (AUS) - VOE, VOD, VOR, VOM, Tax Transcripts, Fraud Reports, etc.
- Order case number, Certificate of Eligibility, Statement of Service and any other additional documentation as required by government agencies.
- Order appraisals and final inspections as needed.
- Make necessary changes to Encompass and AUS as verification documents are received.
- Responsible for monitoring rate lock expirations and extending or re-locking loans as needed.
- Identify changes that require a Change of Circumstance and Re-disclosure. Follow bank procedures for requesting and delivering re-disclosures.
- Responsible for submission of files to the proper underwriting channel while ensuring that files are complete, compliant and well-documented.
- Work closely with Mortgage Originators to gather the required documentation to clear any underwriting conditions.
- Order any required closing documentation - title work, flood certification, property insurance, private mortgage insurance, draft Closing Disclosure, payoff statements, etc.
- Order closing documents from the closing department.
- Review Closing Disclosure prior to delivery.
Secondary Functions
- Assists with the resolution of Encompass support issues.
- Provides back-up support for Mortgage Disclosure Specialist or other "team" or group positions.

This role routinely uses standard office equipment such as computers, phones, photocopiers, and fax machines. Physical Demands
- Prolonged periods working at a desk.
Position Type/Expected Hours of Work
This is a full-time position. Days and hours of work are Monday through Friday, 8:00 a.m. to 5:00 p.m. Travel
Minimal travel is expected for this position. Required Education, Experience, and Skills
- High School Graduate or GED.
- Ability to recognize potential problems and provide proactive communication to find a resolution.
- Working knowledge of Microsoft Office products, specifically Word and Excel.
- Excellent verbal and written communication skills.
Preferred Education and Experience
- Post High School Education or 2 years of related experience.
- Experience with Secondary Market mortgage lending, investor and government agency requirements and automated underwriting systems.
- Knowledge of current mortgage lending regulations.
- General knowledge of the mortgage lending process, mortgage disclosures and other documentation.
- Encompass experience.
