The Project Director of Design and Construction oversees the entire development lifecycle of our communities, from predevelopment planning and design through construction and ultimately project turnover. The Project Director manages budgets, schedules, quality of work, and overall project success. As the primary project contact, they coordinate internal stakeholders, external consultants, contractors, and jurisdictions while fostering collaborative relationships and ensuring the timely, high-quality delivery of Class A Living Communities across various regions.


Responsibilities

  • Build and maintain positive relationships with internal stakeholders, including the Operations team, executive leadership, and community-specific team members, as well as preferred external strategic partners such as architects, engineers, consultants, interior designers, and general contractors.
  • Support the Development team with pipeline project feasibility studies like market analysis, site selection, environmental and geotechnical studies, financial review, and obtaining jurisdictional approvals.
  • Lead and coordinate the design process across all stages of design including Concept, Schematic, Design Development, and Construction Documents.
  • Adhere to Brightview's Design Standards while evaluating innovative concepts and products to reduce our carbon footprint, improve construction efficiency, and lower project costs, without compromising our market reputation of delivering a superior design and a great place to live.
  • Supervise and lead contract negotiations with all preferred strategic partners such as architects, engineers, specialty consultants, interior designers, and general contractors.
  • Ensure that projects are planned and implemented according to schedule, within budgetary constraints, and in compliance with the established quality standards specified in the Brightview Design Standards documentation.
  • Provide construction and project management services covering predevelopment, development, and construction across various projects and various regions including design, budgeting, scheduling, permitting, design coordination, construction oversight, and project turnover, to ensure all projects are delivered on time and on budget.
  • Facilitate seamless transition to Operations, including commissioning, training, licensing, warranty management, and ongoing support as required.

Salary Range

USD $120,000.00 - USD $180,000.00 /Yr.

Compensation Disclosure

The salary range mentioned above reflects the potential pay for this role and does not include bonuses or additional incentives (this role is incentive eligible), nor does it include the value of our benefit program. Offers will consider factors like experience, qualifications, location, community size (if relevant), certifications/training, etc. Brightview regularly reviews and adjusts compensation ranges.


Qualifications

  • Bachelor's degree from a four-year college, and a minimum of five years of progressive experience in real estate project management of Class A senior living, multi-family residential, hospitality, or similar.
  • Strong ability manage, motivate and delegate to a team of partners, professionals, peers and consultants.
  • Excellent verbal and written communication skills with the ability to interact with a wide range of business partners.
  • Ability to:

  • meet strict deadlines in a fast paced, high-volume environment.
  • work efficiently and effectively in a team environment.
  • High Proficiency with the Microsoft Suite of products specifically Outlook, Excel, Teams, etc.

This opportunity will be based at our Home Office in Baltimore, and the role will require you to travel approximately 25% of the time to our communities locally and out of state, with some overnight stays.
