About This Role

The Associate Director II, Zone Maintenance will assist the Director, Facilities Maintenance, and lead department supervision in the day-to-day management/leadership of the maintenance and renewal activities at Kansas State University. The person will provide overall leadership to a team of 50 departmental staff and direct supervision over five supervisors to ensure that the team is successful in safely completing work requests in a timely fashion with a keen focus on gold-standard customer service. This position requires a high level of dedication and campus on-site presence to include nights/weekends as needed.

This role will work to improve the overall day to day efficiency of the department through effectively using root cause analysis to provide strong tactical leadership to support facility maintenance across campus. Duties will require field assessment, monitoring and prioritizing work, planning/balancing preventative and reactive maintenance, scheduling and directing internal/external resources. Finally, the person in this role will be critical to providing Sr. Leadership and the campus community with data driven inputs to drive longer term facility planning.

What You'll Need to Succeed

Minimum Qualifications:



  • Requires a high school diploma (or equivalent) and nine years of relevant experience in progressive supervision and leadership managing large complex operations such as physical plant, operations and/or skilled trades including responsibility for budget and financial management and performance management and analysis. Requirements may be met through a combination of work experience and education.
  • Requires a valid driver's license.


Preferred Qualifications:



  • Bachelor Degree in Engineering, Architecture, Construction Management or related field. Professional Engineering License (PE) or master's degree in architecture and/or Engineering
  • District energy system (steam, chilled water) experience
  • Clear examples of previous experience with the below:


    • Provide vision and leadership in the management and direction of the organization.
    • Examples of having a customer service mindset, style, and reputation, with the ability to influence others to adopt the same.
      Financial acumen to develop, review, and manage the department's annual budget, performing cost and productivity analyses.
    • Examples of benchmarking and measuring performance metrics internally and against similar organizations.
    • Provide cost-effective maintenance and repair and renewal services, ensuring a safe, pleasant, and appropriate environment for all employees, students, and guests of the University with a strong emphasis on customer-oriented service.
    • Recommending the implementation of new and revised operations and maintenance procedures or modifies the programs to maximize the efficient utilization of time, equipment, and manpower in the upkeep of physical campus infrastructure.
    • Demonstrated experience of building and leading a diverse team towards a unified and well-articulated mission.
    • Excellent communicator, both written and verbally, who can relate to a diverse population and establish a rapport based on trust.
