Primary Purpose of Position
Position is independently responsible for the repair and maintenance of Heating and Cooling systems and equipment in his assigned zone. Using electrical test devices to troubleshoot and repair electrical control circuits. Will assist with other maintenance projects in the 18 residence halls.

Essential Job Functions
The Facility Maintenance Technician-Mechanical Trades (HVAC focus) position is independently responsible for the repair and maintenance of Heating and Cooling systems and equipment in his assigned zone, using electrical test devices to troubleshoot and repair electrical control circuits.

Duties include:

  • Independently overhaul small reciprocal compressors.
  • Check accuracy and calibrate electrical, pneumatic, electrical and electronic control systems.
  • Troubleshoot control circuits and replace faulty thermostats, wiring, and control devices.
  • Perform preventive maintenance on air conditioning, refrigeration, ventilation and exhaust equipment.
  • Adjust and balance air distribution systems to achieve function desired and maximum energy efficiency.
  • Check all operating characteristics of chillers, cooling towers, air handling units and associated HVAC equipment for efficient operation while maintaining temperature and humidity control in the assigned buildings according to present schedules/set points.
  • Install HVAC units, wire controls, and fabricate and install ductwork and associated piping.Remove and replace controlling valves, joints, or lengths of pipe for heating/chilled water, and steam distribution systems.

Knowledge, Skills, & Abilities Required for this Position

  • Employees in this position shall have the knowledge required for the installation, operation, maintenance, efficiency adjustments and repair of all split system A/C and heat pump systems, console wall unit A/C and heat pump units, rooftop A/C and heat pump units, ductless mini-split systems, (LP and Natural Gas) hot air furnace/hot water boilers, oil fired hot air furnaces/hot water boilers and PTAC A/C and heat pump units.
  • Technician will possess and demonstrate skill in electrical both high voltage 230/460 volt 3-phase) and low voltage (24-110 volt controls) and plumbing proficient to perform routine repetitious repair tasks.
  • Ability to diagnose equipment malfunctions and to prescribe and perform repair procedures.
  • Attention to detail
  • Customer service skills working with internal and external clients/customers
  • Specific technical knowledge of heating and cooling systems install and operation
  • Advanced problem solving skills


Preferred Qualifications
Certified to work with refrigerant.

Experience in electrical both high voltage 230/460 volt 3-phase) and low voltage (24-110 volt controls).

Experience installing HVAC units, wire controls, and fabricating and installing ductwork and associated piping.

Experience removing and replacing controlling valves, joints, or lengths of pipe for heating/chilled water, and steam distribution systems.

Experience overhauling small reciprocal compressors. Checks accuracy and calibrates electrical, pneumatic, electrical and electronic control systems.

Strong written communication in application materials

Experience with work order system

Multiple years experience in building and mechanical trades

Experience working in university residence halls and HVAC equipment in a university setting

Solve unusual facility maintenance problems that require the application of journey level trades knowledge and determines the most effective and efficient course of action. Gathers and analyzes/interprets information to better understand the nature of the problem. May seek input from subordinates, peers, and/or managers in the decision-making process in order to solve the problem. Evaluates options and chooses appropriate action by considering potential outcomes. Makes sure that problem is appropriately addressed.

Communication: Clarifies the purpose and importance of directives, instructions, and messages; presents information in a clear and concise manner. Seeks input, listens, and checks for mutual understanding; asks for and provides clarification as needed. Explains purpose and procedures of facilities maintenance projects in language easily understood by the customer.

Coordination-Work: Determines project/assignment by breaking them down into tasks. Sets objectives and prioritizes activities and tasks, adjusts priorities when appropriate. Takes advantage of available resources (personnel, processes, departments, and tools) to complete work efficiently. Anticipates obstacles/roadblocks and prepares alternative plans to ensure timely task accomplishment. Uses time effectively and does not let distractions interfere with completion of the job/project.

Physical Demands of Position
Heavy lifting in excess of 50-100 pounds, pushing, pulling, kneeing, extensive walking and working on ladders and scaffolding. Work environment will include dust, dirt and light fumes; must be able to wear a respirator.
