Overview

SUMMARY:

Serves as the Site Lead in accomplishing tasks and duties in the performance and responsibilities required by the contract and the terms of this Agreement. Performs the work of all trades required by the contract, as directed by the Employer's Program Manager. Plans, schedules, and assigns, PM's and Work orders activities in Maximo for personnel engaged in the maintenance and repair of electrical, mechanical, structural and non-structural systems of all buildings. Inspects completed work for conformance to standards. Responsibilities include but are not limited to, Reimbursable Work Authorizations (RWA's), writes SOW for RWA's, acquire bids for contracts as per customer standards, scheduling contractors for maintenance, and repairs. Is involved in planning and estimating new work, alterations and upgrades to systems and the facility, Responsible for process integration systems and building automation systems operations.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

* Performs the work of all trades required by the contract as directed by the Deputy Program Manager.
* Plans, schedules, and assigns activities of personnel engaged in the maintenance and repair of Electrical, Mechanical, HVAC, Plumbing, structural, and non-structural systems of all buildings.
* Inspects completed work for conformance to standards.
* Ensures proper inspections are made and records are kept based on company protocols.
* Interprets mechanical specifications and operational manuals for maintenance engineers and other staff when needed.
* Attends and actively participates in management meetings with other heads of departments.
* Responds to After Hours Emergencies as needed to include Snow Removal Coordination and Oversight.
* Other duties as assigned.
* Communicate organizational directives clearly and ensure alignment across all team members.
* Provide regular reports, metrics, and updates on service quality, staffing, and operational performance, as required.

EXPERIENCE, EDUCATION, AND LICENSURE REQUIRED:

* Must have a minimum of 10 years' experience working in the Commercial Facilities/ Operation and Maintenance Arena.
* A trade license is required.
* Must have the ability to obtain and maintain a Top-Secret Security Clearance.
* Active Secret or Top-Secret clearance preferred.
* Maximo CMMS Experience is preferred.
* Microsoft Computer Proficient (Office, Word, Outlook etc.) preferred.
* Thorough understanding of and ability to execute proper maintenance procedures for mechanical and plant equipment including, but not limited to, mechanical, electrical, HVAC, plumbing, structural and non-structural systems.
* Ability to learn and understand highly technical subjects.
* Ability and desire to continue learning and updating skills.
* Excellent verbal and written communication skills.
* Excellent supervisory and organizational skills.
* Ability to act responsibly and ethically.

SUPERVISORY RESPONSIBILITIES:

* As assigned.
* Interviews, hires, and trains new stationery and maintenance engineers.
* Provides work schedules and assignments for reporting staff.
* Handles discipline and termination of employees as needed and in accordance with CBA and company policy.
* Recommends promotions and transfers Operations Manager or other appropriate staff.

WORK ENVIRONMENT:

Job is performed in an office setting with exposure to computer screens and requires extensive use of a computer, keyboard, mouse and multi-line telephone system. The noise level in the work environment is usually moderate.

PHYSICAL REQUIREMENTS:

Essential functions require light to moderate physical exertion in lifting and carrying items weighing from 10 to 50 pounds with occasional lifting over 50 pounds with assistance. The position requires long periods of standing, stooping, climbing and working in areas of
operating equipment. Work shall be performed throughout the buildings, and some outside work may be required.

TRAVEL:

None.

WORK AUTHORIZATION/SECURITY CLEARANCE:

DoD Secret or higher security clearance, or the ability to obtain and maintain a Secret clearance. U.S. Citizenship is required.

ADDITIONAL QUALIFYING FACTORS:

Must have the ability to obtain and maintain a security clearance. In addition, a satisfactory background screening, negative drug test, positive references and proof of identity and legal authorization to work in the United States are required.
