Federal Realty Investment Trust is seeking an experienced Maintenance Technician to provide support and assistance with all facilities related activities for Cocowalk. The Maintenance Technician is responsible for performing maintenance and repairs on facility plumbing, electric, heating and cooling, and other building systems. This position requires the ability to prioritize assigned work orders, documenting completed tasks, and coordinating with maintenance management to reduce downtime.

• Perform preventative maintenance for building systems (interior ceilings, floors, walls, windows, finishes and hardware, keys, panel alarm hardware, etc.), plumbing, electrical (lights, light tube changes, ballasts, outlets, circuitry, electrical panels), and mechanical systems including controls, pump, and fan motors.
• Assist with maintaining the fountain equipment by performing a monthly cleaning.
• Finish assigned worders on a timely manner.
• Inspect assets according to preventive maintenance schedules.
• Identify unforeseen leak/water intrusion issues that require immediate repairs.
• Perform basic repairs that do not require specialized technicians. Examples may include painting, repairing fixtures, drywalls, and fixing basic building system breakdowns.
• Perform routine maintenance on building systems.
• Assist with the general upkeep of facilities.
• Regular, reliable, and consistent attendance.
• Additional duties as assigned.

* High school diploma or equivalent required.
* 2+ years of work experience, related experience preferred.
* Strong problem-solving abilities.
* Solid understanding of building utility systems.
* Ability to work under minimal supervision.
* General knowledge of carpentry and repair.
* General Knowledge of waterproof and roof repairs.
* General Knowledge of plumbing tools and repairs.
* General knowledge of maintenance methods.
* Ability to take apart machines to replace defective parts.
* Experience working with common appliances, parts, and tools.
* Ability to prioritize workloads critical to operations.
* Able to work weekends and holidays and on-call 24 hours per day.
* Familiarity with Occupational Safety and Health Administration (OSHA) standards.

Work is performed both indoors and outdoors with exposure to various weather conditions. May be exposed to potentially hazardous conditions, noise, and temperature extremes. Position involves frequent bending, standing, kneeling, climbing ladders, reaching below and above shoulders, and lifting objects weighing up to 50 lbs. while performing job duties. Wrist, hand, and finger dexterity is required to operate various equipment and materials.
