Job Duties:

• Complete maintenance requests promptly and professionally
• Prepare vacant apartments for new residents
• Troubleshoot plumbing, electrical, HVAC, and appliance issues
• Replace fixtures, outlets, switches, faucets, toilets, and disposals
• Complete drywall repairs, painting, caulking, and trim work
• Repair doors, locks, windows, blinds, and flooring
• Perform preventive maintenance on HVAC systems, water heaters, and equipment
• Respond to maintenance emergencies as needed
• Maintain buildings, grounds, and common areas
• Support seasonal maintenance and property improvements
• Document completed work and materials used
• Follow company safety procedures and OSHA guidelines

Requirements:

• Apartment, facilities, or general maintenance experience preferred
• Knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair
• Ability to operate hand tools, power tools, ladders, and maintenance equipment
• Strong troubleshooting and time-management skills
• Professional customer service and communication abilities
• Valid driver's license and reliable transportation preferred
• HVAC certification is a plus
• Ability to lift up to 50 pounds regularly
• Able to bend, kneel, crouch, climb ladders, and work in confined spaces
• Comfortable working indoors and outdoors in varying weather
• Ability to respond promptly to maintenance emergencies
