Job Description:

Our Forensic & Valuation Services team is seeking a Cost Segregation Associate to join our growing practice. The Associate can be based out of any of our U.S. office locations (New York, NY; Philadelphia, PA; Boston, MA; Braintree, MA; Burlington, MA; Princeton, NJ; Whippany, NJ; East Brunswick NJ; Red Bank, NJ; Providence, RI; Columbia, MD; Tysons Corner, VA; Nashville, TN; Boca Raton, FL; Orlando, FL; San Diego, CA; Los Angeles, CA; Orange County, CA; San Francisco, CA; San Ramon, CA; Portland, OR; Seattle, WA). This is not a remote position. The in-office expectation is a hybrid schedule (3 days in office expectation per week).

As a Cost Segregation Associate you will have the opportunity to work with a dynamic team of tax professionals, engineers, and real estate specialists to deliver value-added solutions to clients across a variety of industries.

Our Cost Segregation team helps clients maximize tax savings opportunities through engineering-based analyses of commercial, residential, industrial, healthcare, hospitality, and mixed-use real estate assets. This role provides an exceptional opportunity to develop specialized expertise while working alongside experienced tax professionals, engineers, and real estate specialists.

How You'll Spend Your Time:

  • Assisting in the preparation of cost segregation studies for newly acquired, constructed, renovated, and existing real estate properties.

  • Reviewing construction cost documentation, depreciation schedules, invoices, fixed asset records, and other supporting documentation.

  • Analyzing building components and asset classifications under applicable tax guidance and depreciation rules.

  • Assisting with property site visits and documenting building systems, land improvements, and specialized assets.

  • Preparing workpapers, calculations, and supporting schedules for cost segregation reports.

  • Researching federal tax regulations, depreciation methodologies, and fixed asset guidance.

  • Supporting senior team members with data gathering, project execution, and report preparation.

  • Coordinating with clients to obtain information necessary to complete engagements.

  • Maintaining engagement files and ensuring work is completed accurately and timely.

  • Learning cost segregation methodologies, engineering-based allocation techniques, and industry best practices.

  • Staying current on tax law developments and industry trends impacting fixed assets and real estate taxation.

The Kind of People We Want to Talk to Have Many of the Following:

  • Bachelor's degree in Accounting, Finance, Engineering, Construction Management, Architecture, Real Estate, or a related field.

  • 1-3 years of experience in public accounting, taxation, engineering consulting, construction, valuation, real estate, or a related field.

  • Pursuit of CPA, EA, CCSP, or other relevant professional certification is a plus.

  • Strong interest in real estate, tax consulting, and fixed asset analysis.

  • Basic understanding of depreciation concepts and tax principles preferred.

  • Strong analytical, problem-solving, and quantitative skills.

  • Excellent written and verbal communication skills.

  • Proficiency in Microsoft Excel and Microsoft Office Suite.

  • Ability to manage multiple assignments and meet deadlines in a fast-paced environment.

  • Strong attention to detail and commitment to producing high-quality work.

  • Ability to work effectively both independently and as part of a collaborative team.

The compensation for this position ranges from $70,000-$90,000. In addition to the base compensation, Withum offers a competitive benefits package and bonus program (for eligible roles) based on individual and firm performance. Final offer amounts are based on multiple factors such as the specific role, hiring location, as well as the individual's skills, experience and qualifications.
